Sales are still moving in the Primary market

Sold: up 5.2% | Pending: up 5.3% | National sales: down 2.0%. That gap tells you this market is holding its own, even as the rest of the country pulls back.

These numbers cover the three months ending July 31, 2026. Read them as a window into that period, not today's snapshot.

The National Association of Realtors reported existing-home sales fell 2.0% in August. Here, the Real Estate Data Aggregator counted 3,486 homes sold across the Primary market. That is up 5.2% from the same three months in 2025. Demand showed up locally when it stepped back nationally.

Pending sales are FUTURE closed sales. The Real Estate Data Aggregator counted 3,620 pending sales, up 5.3%. That pipeline points to continued activity heading into fall.

What rates are doing to buyers right now

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Higher rates slow some buyers. Timing and terms matter more when borrowing costs rise.

Nationally, Realtor.com reported 20.8% of listings carried a price cut in September, the highest share since October 2022. That is a national figure. Your ZIP code may read very differently.

How each ZIP code sold

The Real Estate Data Aggregator tracks each ZIP separately. Some moved faster, some slower. Here is where each one stood on homes sold and median price.

Where prices moved up

Great! ZIP 89135 led all ZIPs with a median sale price of $890,000, up 15.8% from a year ago, per the Real Estate Data Aggregator. ZIP 89143 posted the largest year-over-year price gain at up 40.3%, reaching $635,000. ZIP 89052 came in at $650,000, up 8.3%.

Where prices dipped

Not every ZIP moved up. The Real Estate Data Aggregator shows ZIP 89118 saw its median sale price fall 13.7% to $289,000. ZIP 89074 dropped 11.6% to $441,500. ZIP 89085 fell 11% to $485,000. Lower prices can reflect a mix of homes that sold, not just softer demand.

How fast homes went under contract

Speed varied a lot by ZIP. The Real Estate Data Aggregator found that in ZIP 89085, 35.7% of homes went under contract within two weeks of listing. ZIP 89084 came in at 34.2% and ZIP 89141 at 33%. That is roughly 1 in 3 homes moving in under 14 days. Not every ZIP matched that pace.

Supply is still measured

The National Association of Realtors put the national months' supply at 4.9 months, the highest in over ten years. Locally, most ZIPs tracked below that. ZIP 89103 was the outlier at 7.1 months of supply, per the Real Estate Data Aggregator. ZIP 89085 sat at just 2.5 months.
